Lawson Property Management is a family owned and operated full-service management company that has been in business since 1969. We currently manage over 750 units throughout Yolo and Sacramento County.

We have the experience and expertise to provide property owners with high-quality management and maintenance services that make real estate ownership a rewarding investment. Our services are customized based on each property owner’s specific needs. We offer both full-service management for a percentage of rent collected, as well as a tenant locator service for a flat fee.

HOW DO WE DO IT?!

THOROUGH SCREENING

Detailed applicant screening is the key to successful property management. Every prospective tenant must complete a full rental application, display a good credit history, have proven job stability, and receive positive references from their two previous landlords. Final approval of applicants are done by owner.

TIMELY RENT COLLECTION

We are firm in requiring prompt payment of rents. Rents are due on the first of each month. If the tenant is delinquent, the proper notice is served immediately.

MAINTENANCE AND REPAIRS

Well maintained properties mean low vacancy rates, and appreciation in value. Repair costs are kept down by using experienced, licensed and insured repairmen. Tenants contact us for repairs not you! Owner authorization is obtained before costly repairs are performed. Vacant properties are inspected and prepared quickly for re-renting.

RENT INCREASES

We constantly scan the market for comparable rents. If your property is under priced, a rent increase will be suggested. The truth is, fair rent increases rarely cause good tenants to move. Yolo County has no rent control laws; you have the freedom to set your rents wherever you wish.

PROFESSIONAL RECORD KEEPING

An easy to read statement is sent to you monthly showing income and expenses for the time period. Our records help ease your tax preparation chores. We also pay mortgages, taxes, insurance, association dues, etc. if requested.
